A postcode prospecting strategy defines where a branch will focus, which opportunity it will investigate, what activity it will run and how the team will review progress. It turns territory from a map view into an operating plan for one or more postcode districts.

Start with the branch objective

Write the commercial objective before selecting the area. The branch might want to improve sales listing presence, investigate more landlord relationships or build familiarity in an adjacent district.

The objective determines which evidence matters. A lettings growth plan should not be driven only by sales activity, and a vendor campaign should not be judged from total property stock alone.

Compare a manageable group of districts

For each candidate district, review property mix, recent market activity, existing branch relationships, competitor presence, expected campaign audience, cost and local familiarity.

Score the same dimensions for every area. The score is a decision aid, not an automatic answer. Local knowledge may explain why a seemingly attractive district is hard to serve or why a smaller one fits the branch particularly well.

Turn the choice into activity

For each selected district, record the audience, reason for contact, exclusions, channel, budget, owner and review date. Keep the first cycle narrow enough for the team to follow through properly.

Connect worthwhile responses with a prospecting record and a dated next action. Without that step, postcode targeting remains a campaign selection exercise rather than a growth workflow.

  • Expanding before the first area has been reviewed.

Measurement and review

Review eligible audience, activity, response, valuation progression, confirmed instructions, recorded cost and attributed fee revenue by district. Compare like periods and note material changes in staffing, budget or campaign type.

A low early response does not automatically mean the district is wrong. Check whether the audience, message, execution and follow up were complete before changing the territory plan.
